One process, run by one accountable team, whether you're a property owner or a compute buyer. Here's exactly what happens at each stage, and roughly how long each one takes.

01 — Source & qualify

For property owners, this starts with a short intake — location, footprint, power access, and current status. It's a conversation, not a data room request. For compute buyers, it's the reverse: what you need, at what scale, on what timeline, and any constraints on region or contract structure.

Either way, we're qualifying for fit fast — most sites or requests get an initial read within days, not weeks.

02 — Assess viability

For a site, this means evaluating power and interconnection position, structural condition, site control, and realistic timeline to energization — by people who've done this evaluation before, not a generic real estate checklist. For a buyer's request, it means checking that request against our live pipeline of powered sites for a genuine match, not a hopeful one.

03 — Match capital and demand

A qualifying site is matched against real, committed buyer demand already in our pipeline. Our financing partner is brought in at this stage to structure the capital that funds the buildout — this isn't a step that happens after a deal is verbally agreed; it happens in parallel, so financing isn't the thing that slows everything down later.

04 — Execute

Contracts are finalized directly between accountable counterparties — the site owner, the compute buyer, and the financing partner — without unnecessary intermediary layers. Because sourcing, viability, and financing were run in parallel rather than sequentially, this stage moves fast.

05 — Go live

Infrastructure is racked, stacked, and energized under contract. For the property owner, that means a stranded or underused asset becomes a contracted, income-generating site. For the buyer, that means compute capacity live on a timeline a hyperscaler queue or ground-up build couldn't match.

How long does this actually take?

Timelines vary by site and buyer readiness — a site with strong existing interconnection and a buyer with capital already committed can move materially faster than a site needing significant remediation or a buyer still finalizing requirements. We'll give you an honest timeline estimate early, not an optimistic one designed to keep you on the phone.
