Of every asset class we work with, former crypto-mining sites require the least translation. They were purpose-built for high-density power delivery to racks of specialized compute hardware — which is, functionally, the same brief as an AI data center, just with a different chip.
Why the fit is so direct
A crypto-mining facility already solved the two hardest problems in this market: securing meaningful power (often tens to hundreds of megawatts) and building the electrical distribution to deliver it densely to rows of racks. Cooling infrastructure, whether air or immersion, is typically already sized for continuous, high-utilization compute load — again, close to the AI training and inference profile.
Where mining sites often differ from a traditional data center is in build quality and permanence — some are lighter, faster-built structures rather than a Tier III-style facility. That's a real factor in evaluating a given site, not a disqualifier: the power and electrical backbone is frequently the valuable part, with the building shell upgraded or replaced as part of the buildout.

Beyond raw power capacity, we look at:
- Existing interconnection agreements and whether they transfer or need renegotiation
- Electrical distribution density and condition (switchgear, transformers, busway)
- Cooling infrastructure and whether it suits AI hardware's density and layout needs
- Site control and any remaining contractual obligations from prior operations
